As a first step, we believe it is useful to indicate some general information that will guide you step by step in the investment, in the choice of machinery, the location and in the management of the laundry.
As you know, you do not need any license to open a Self Service Laundry. The activity is commercial and therefore registration in the artisans’ register is not even required.
The machinery is produced in Italy, with Italian components, which guarantees ease of supply on the spare parts market with highly competitive delivery times and costs.
In addition to the direct purchase, LP Lavanderie offers the service of “LEASE OF INSTRUMENTAL GOODS” rental formula that allows you to start or increase your laundry business without incurring heavy initial investments.
Whatever the amount, the machinery will be paid with a predetermined and fixed fee for the entire duration of the lease, starting from 24 up to 60 months, also including All Risk insurance.

Since shops can be created in different typologies, we believe it is useful to indicate some possible variables
Washer extractors are absolutely recommended at high speed (RPM 1000)
Dryers: gas or low consumption electric, or steam
Centralized cash register, individual coin acceptors, or cash registers with coin acceptor and key and/or card reader
Adoption of an electronic control unit connected to peristaltic pumps, for the introduction of detergents, sanitizing softeners automatically without the end customer having to worry about anything.
Dedicated graphic image in different aesthetic solutions or name and graphic and advertising layout chosen by the customer.
Practically everything the customer wants can be created and included in the project. There are no constraints whatsoever, as it is not, as mentioned, a franchise.
It depends a bit on the budget you intend to allocate to this investment.
In any case, we start from the sole supply of the machinery with the creation of the executive drawings, to move on to the possible graphic and advertising creation of the initiative, up to the “turnkey” realization.
Based on experience gained over the years, and also being owners of self-service laundries, we believe that the investment is truly interesting. Its success, however, depends a lot on the location of the shop and the technical feasibility of the chosen location.
Self-service laundries can be created in any room by selecting the type of machinery according to the technical possibilities of the room itself.
The first choice concerns the possibility of installing gas dryers, for which a dedicated stainless steel flue with a diameter varying from 250 mm to 400 mm is required, depending on the loading capacity and the number of dryers that you intend to install.
Alternatively, today completely electric systems can be easily installed, using both low consumption dryers with heat recovery system and the boiler for the production of hot water with electric resistance heaters. In this case, the hot air from the dryers can easily be discharged outside, eliminating the flue, after filtering the dust emitted by the dryer exhausts.
If this is not possible, dryers without expulsion of air outside (closed circuit) can be used, equipped with a heat pump and recovery of the hot air which will not be expelled outside, but recycled inside the dryer itself .
In this case, the installation costs will be negligible, while the cost of the appliance, its maintenance and management costs will certainly be higher than the other two solutions.
With extreme clarity and simplicity we point out some fundamental points for the success of the project:
Choice of shop based on location and facilities (visibility, nearby parking, possible chimney).
Balanced investment between washer-extractors with a load capacity of 9/10 kg and 16-17 kg and dryers of various capacities.
Use of the Centralized Cashier. Not simple coin acceptors, which, although always available, do not allow management control or client loyalty, but above all they are more complex in practice. The Centralized Cashier which manages from 1 to 12 units automatically dispenses a prepaid card, manages differentiated prices between loyalty card holders and non-loyalty customers, which allows the customer to go to the shop with banknotes or coins, as it also dispenses change in denominations of 10 cents of €uro, which is much safer from possible break-ins or thefts than any other system, which communicates with the operator in 4 languages, which details all the operations carried out with time, type of machine, money collected, remainders , etc, etc. inside the box.
A product which, among other things, allows you to leave the keys to the “supervisor”, without him having access to the money and which in any case guarantees and protects the manager 100%. They do not require change of money inside the shop, as they are equipped with change management with automatic refilling of change givers.
In any case, it is necessary to carefully check the place you have found or are about to look for.
For our part, after having received a floor plan of the place, we are available to develop, through our Design and Development center, a possible solution, in plan and 3D, of your shop and at your disposal to come and view the place personally. Obviously in the face of his real desire to invest.
Regarding the systems:
These are generally carried out by local artisans who will follow the executive drawings made by us at no additional cost. All systems will be mounted externally to the walls, so there is no need to make traces in the walls or floors. We are obviously available to provide the Turnkey Service directly or through our associates at the customer’s request.
Regarding utilities:
If you choose gas dryers and boilers: remember not to exceed 100,000 Kg/Cal, a limit beyond which certification by the local Fire Brigade is required.
Discharge: Can be discharged into the sewer. We will talk about decrees and authorizations separately, at the appropriate time.
Water connections: a 1″ meter is suggested. If not available, an internal storage tank is required, the capacity of which will vary depending on the number of washing machines.
For electricity: If gas is used, 10 – 15 Kw will be sufficient for 8/9 machines, air conditioning, lighting fixtures, illuminated signs, etc. In the case of an all-electric system, we range from a 25 kW contract to one with 40 kW open. It depends on the quantity and type of machinery.
Permissions. They must not be released except for some particular cases. Within 7 days of formalizing the order, we will take care of creating the drawings for the electrical, gas, plumbing, drains, plasterboard and signs. Everything you need. To comply with current regulations, these drawings are then sent to a trusted local professional (or to one appointed by us on your behalf), who will carry out a project for the electrical system, a gas one (necessary above 30,000 kg/cal) as well as a D.I.A. for plasterboard, if the local municipality requires it.
The square metres are not a problem. You can structure your shop based on what you have available. The ideal, however, is around 35-60 m2.
The lifespan of the machines can easily be assessed as “multi-decades”.
REGARDING THE INVESTMENT IN MACHINERY:
The amount of investment in machinery obviously depends on the quantity and type of the same.
From experience gained in the field we believe it is useful to indicate some possible investment variables, and a balanced investment we recommend can be included in a range between 35,000.00 and 60,000.00 euros; a lower investment is possible but the risk is that of not being able to satisfy needs.
